Homes have to be priced right and staged to be appealing for a home buyers needs. A Realtor is the conductor of the transaction. There is much involved with a purchase and sell of a home. It's people to people and behind every transaction is another piece of real estate involved. It's often a long chain tied together to another transaction.

When Property is bought and sold there are a plethora of tasks and obligations that exist.  Without using a real estate professional you leave a lot at stake to cause the deal to fall through.  What about: title to the property, home inspections, closing date negotiation, closing costs, escrow and earnest money deposits, timeline obligations of the parties, setbacks, easements, home owner association protective covenants, homeowners insurance, flood zones, mold, roof repairs, home warranty, clauses, contingencies, addendums, consulting with a real estate attorney, access to property, lease option, financing, possession, investment analysis, pro forma analysis, renting & leasing the property, property tax, buyer and seller representation, mortgage application, property survey, sellers disclosure, MLS data, buyers disclosure, marketing real estate, land disclosure, HUD statements, foreclosure, short sale, closing statements, condominium documents, property liens, walk thru, loan commitment, loan approval, paying points, encroachments, hazard insurance, comparative market analysis and more are to be considered when dealing with a real estate transaction.

Entering a property for sale in your local MLS isn't enough these days.  80% of the buyers looking for homes are using the internet.  Can they find your home the world wide web with all the others.  The days of people getting in their cars and driving around communities and neighborhoods are all about gone.  Information is key.  You need a Realtor that is tech savvy and that can bring  your property to buyers on the web.

Going it alone is never smart. It is one of the biggest investment decisions we will make. You need a full time Realtor that is experienced and educated to represent you on either side of the transaction.
